Watts was instructed to undertake a purchaser’s survey for 200 Broomielaw, a landmark development in Glasgow. The development provides approximately 8,000 sq m of Grade A office space over eight storeys and is let to two tenants. The building comprises a feature full height atrium entrance and basement car parking. The executive summary was turned around within 24 hours of inspection, and Watts reported within five working days.
Watts’ brief was to: carry out the technical due diligence; review all documentation; inspect the property; coordinate the services consultant; liaise with other members of the acquisition team; prepare a report on the construction and condition of the structure, fabric and services; and a Phase 1 environmental audit and reinstatement valuation. Watts was asked to prepare a schedule, highlighting how proactive management measures could be introduced in relation to future maintenance.
