Watts was appointed to act as contract administrator for repair works to premises at 45 Grafton Street in Dublin. The works comprised: repairs to the structure of the roof, including the repair of previously spliced rafter ends; clearing out and sterilisation of the existing roof void; removal of the failed paint finish to the façade, treatment and redecoration; repairs to the original sash windows; and installation of a supporting metal frame to prop a basement area that projects beneath the footpath to the front of the building.

The client instructed Watts to coordinate urgent repair works, which were brought to their attention following an interim schedule of dilapidations by their landlord's surveyor. This meant negotiating urgent repair items, which involved consultation with the landlord's surveyor to reach an agreement. Watts then prepared a schedule of works and tender documents on behalf of the tenants and organised the execution of the works while the client was still in occupation of the building.


The façade of the building appeared to have a cement-type layer beneath the spoiled paintwork. Watts took samples of this loose material from the building and on further analysis, it was discovered that there were more than 40 layers of paint on the sample, dating back to the18th century.
