Watts was appointed to carry out a pre-acquisition building survey of A1 Industrial Park. The property comprises nine light industrial buildings, seven built and two under construction, which are subdivided to produce 17 units, providing approximately 10,300 sq m of floor area. The units are steel portal frame construction, with pitched roof areas, provided with insulated profiled steel cladding. The pre-acquisition included reviewing the contractors/engineers construction drawings and confirmation of all statutory consents for all completed units.

Watts’ brief was to report on the form of construction and condition of the properties, including service yards and access roads, and to provide an estimate of costs for any remedial work. Internal and external drainage was considered, including a visual inspection of mechanical and electrical services.


Watts attended the post contract meeting to insure the developer addressed all snagging items for the units under construction.
