The project comprised the substantial redevelopment of an existing office building within central London. The scheme involved de-cladding and stripping back the existing building to its concrete frame and subsequent extensions to the perimeter, internal courtyard and roof. Key features of the new design included an intelligent cladding system, displacement air-conditioning, natural ventilation and DALI intelligent lighting systems – all adding to the design’s ‘green’ agenda and ‘very good’ BREEAM rating.

Watts’ brief was to refurbish this local landmark building to have high ‘green’ credentials, maximising renewable energy sources and using the latest technologies in environmental services design and cladding/ curtain walling. Working alongside the design team, Watts utilised the most modern techniques and materials, producing a contemporary office environment within tight financial parameters.

The project is due to be delivered to the market by the end of 2009, necessitating SMART and innovative forms of procurement.
