Watts was instructed by the client to carry out development monitoring services for this commercial office development, located at the west of Dublin city centre in the new €300 million Heuston South Quarter development. Representing a €60 million investment, this 12 storey building has 7080 sq m of commercial office space. It forms a prominent part of the development, comprising offices, residential, retail and cultural uses.
Watts was engaged to assess all technical aspects of the development during the formation of the development agreement on behalf of the purchaser. This entailed liaison with the developer’s design team in order to gain a clear understanding of the key elements of the development. Monthly reporting was also carried out, noting progress and technical issues as they arose. Liaison with tenants, once the project is complete, will form a final part of the service.
Once completed, the development forms a key gateway to the west of Dublin city from key infrastructure including Heuston Station, LUAS and the M4 motorway.
