The client was looking to demolish the existing warehouses and business units situated on Concord Street, to build a new, multi-storey,
residential development. Due to the extent of the structure and its proximity to surrounding properties, Watts was instructed
to provide party wall advice. The development plans comprised 171 apartments on both sides of Concord Street, consisting of studios,
one-bed, two-bed and duplex apartments, together with a number of exclusive penthouse suites. The client had to comply with the
Party Wall etc Act 1996.
Watts was instructed to serve notice on all adjoining owners and agree party wall awards prior to construction works starting
on site. Agreement of the awards required extensive liaisons, negotiations and planning. Throughout, the objective was to ensure that each
award was signed and in place to facilitate the smooth running of the developer’s programme.

The residential development on Concord Street is in the Northern Quarter, close to the Leeds College of Building. The works included
undercrofted car parking, to minimise the traffic parking congestion.
