Watts was commissioned by the client to carry out a pre-acquistion survey
of Crossgates Shopping Centre. Constructed in 1967, the property comprises 14,000 sq m of
retail space and 2,000 sq m of office accommodation. The shopping centre comprises three
floors, including a ground floor and basement level and the office accommodation comprises
four floors above the ground floor retail space. Cost advice was also provided regarding
future repair and refurbishment works.
Watts advised the client on the construction and condition of the
structure, fabric and service installations. Compliance with current legislation
was required and the presence of any environmental hazards had to be considered
prior to the potential aquisition of the property.

A full building inspection and fire insurance valuation were carried out, providing
advice concerning defect identification, statutory compliance and environmental issues.
