Watts was instructed to provide neighbourly matters expertise, including party wall and rights to light services, as well as the coordination of scaffolding and crane oversailing licences for an extensive refurbishment project. The building, a 125-year-old listed department store, is located in the centre of Cardiff and has been converted into a mixed-use commercial and residential development. Close to practical completion of the project, Watts was instructed to undertake a specialist damp monitoring investigation in specific parts of the property in preparation for an incoming retail occupier. This enabled tenants’ fit-out works to commence on programme.
Watts undertook a preliminary review of the scheme proposals to identify affected adjoining owners in terms of party wall, rights to light and access issues for key work activities. Watts agreed party wall awards and coordinated access arrangements via licence documentation through surveyors and solicitors. Watts also provided an ongoing review of design team information and produced a comprehensive monthly client update report. |
