Watts was appointed by the client, a tenant of the building, to provide
commercial building surveying services - including estimating dilapidations
liability - for Ely House. The landlord proposed to refurbish all floor levels
in order to modernise the property and had requested that all tenants vacate
the property while works were carried out.
Watts’ brief was to advise the client on their dilapidations liability at the
end of their lease term; prepare budget costs to remedy all defects; and report
on a proposed strategy for responding to the landlord.
