Watts was commissioned to conduct a pre-acquisition inspection and prepare a
report relating to the condition of Highgate Shopping Centre. The property is a
4,600 sq m purpose built shopping centre, constructed in the early 1970s around
a central enclosed mall. There is office accommodation provided at first floor
level. Following Watts’ initial inspection, a concrete test was recommended as
the property had a cast insitu concrete frame, which was constructed during a
period when concrete additives were widely used. Chemical analysis of the
samples taken confirmed that additives had not been used in the concrete frame.
Watts brief was to inspect all accessible parts of the building and provide a
written detailed report on its form of construction and the condition of the
internal and external fabric and structure. Included in the report were budget
estimates for repair works to various elements required over a ten-year period.
A reinstatement valuation was also provided. Watts appointed a suitable
specialist-testing engineer to undertake concrete sampling following
recommendation to the client.
