Old Burlington and Clifford Street

Watts was appointed to provide planning supervisor services for the Old Burlington and Clifford Street developments. The objective of the scheme was to replace a number of existing properties, and included an element of refurbishment, which aimed to provide a mixture of commercial, residential and retail accomodation. The building works involved the demolition of existing buildings on Old Burlington Street while retaining the facades. New works involved the construction of new foundations, structural steel framing, cladding, mechanical and electrical infrastructure and refurbishment of 19 Clifford Street.

The client required that all works were completed to a high standard, with the retail accommodation on the lower floors being provided as shell and core. The intention of the design was to achieve a 'good' or 'very good' rating using the BRE's Environmental Assessment Method. Lower ground floor accommodation was required to provide a Grade 3 level of protection, as defined by BS8102: 1990 British Standard Code of Practice of Protection of Structures Against Water from the Ground.


The development was located within a conservation area and much of the refurbishment work was specified with the intention of increasing the contribution that the buildings were able to make to the general aesthetic of that area.
