The Temple Back project, due to be completed in mid 2008, is for a mixed-use commercial and residential riverside development. Watts was involved in extensive liaison with the harbour master due to the buildings riverbank location. Other considerations included liaising with Avon Fire and Rescue, a neighbour which naturally had ongoing concerns regarding access for fire fighting vehicles throughout the duration of the project. Bristol Council Bridges and Highways Structures Department also raised concerns over a bridge adjoining the site being in close proximity to the works.
Watts was instructed to undertake an initial appraisal of the project to identify the affected parties and anticipated risks. Watts served party wall notices, and commenced liaison with appointed party wall surveyors and agreement of party wall awards. Watts’ involvement extended to negotiation and ongoing liaison with various other parties throughout the construction process, regarding temporary road closures and crane oversailing agreements.
During the construction phase of the project, the retained frontage was held in place by an unusual arrangement of the site workers accommodation being cantilevered against the original power station front elevation. Besides being four storeys high, the staff canteen also provided a birds-eye view of the site.
