Watts was appointed by the client to prepare a terminal schedule of dilapidations to be served on the tenant, who had invoked a break clause in the lease. The warehouse and office unit had been significantly altered by the tenant, and extensive strip out and remedial works were required to bring the unit back into a lettable condition. Extensive repairs were also required to the roof and wall cladding, where coatings had delaminated (see photo). Following service of the schedule, the client negotiated a settlement directly with the tenant based on Watts’ recommendations.

The client instructed Watts to prepare a terminal schedule of dilapidations on their behalf. The involvement of a mechanical and electrical engineer was required due to the extent of the fit-out alterations installed by the tenant. Extensive research was also required on the cladding system to find the correct repair methodology in lieu of replacement.

The original "van dyke brown" coating was one of the first industrial cladding coatings used.
