Planned Maintenance

Watts was approached to prepare a comprehensive planned maintenance programme and condition survey on Weymouth Council offices. Works incorporated mechanical and electrical advice to identify the potential component life expectancy, and future costs of repair and maintenance over the next ten years. The building was constructed circa 1971, with areas of phased internal refurbishment having taken place. Future refurbishment costs for windows and internal offices throughout were required as part of Watts’ maintenance plan.

Watts’ brief was to carry out a visual inspection of the development. The report contained comment as to building construction and condition, and included costings to maintain, repair and replace components of the building fabric and M&E installations. Watts was asked to attribute a coding category to elements of disrepair, identifying matters of statutory non-compliance and health and safety issues.

Watts had undertaken a similar planned maintenance programme for the client the previous year on a sports complex on Portland Bill.
