The property comprises a 13-storey office building incorporating a separately demised local authority leisure centre to parts of the basement, ground floor and first floor levels. The property was constructed in the 1960s and was subject to extensive refurbishment and upwards extension in the 1980s. Recently there has been further internal refurbishment work completed. Watts was commissioned to provide a technical due diligence inspection on the property.
Watts was instructed to undertake a pre-purchase technical due diligence inspection in addition to the preparation of a fire insurance valuation. This also extended to the instruction and coordination of an engineering services consultant. Utilising the services of Watts’ in-house building pathology team, concrete testing was also undertaken.
