A portfolio of 16 furniture shops was made available for purchase in a number of locations in Germany at the end of 2006. Watts was instructed to inspect and make comment on the construction and condition of the properties and to provide the client with an immediate executive summary to confirm if there were any problems that should be considered in the purchase procedure.

Watts’ brief was to inspect the properties for sale and report on their technical condition. Furthermore the client requested Watts to make comment on the current necessary maintenance works and to give a rough estimation regarding the costs that are required within the next five years.



Watts had to consider not only fire and health security, but also the presumable maintenance and refurbishment costs that could be expected within the next five years.
