Friends Provident proposed to redevelop an island site in Manchester city centre that was surrounded by relatively narrow public roads. The scheme involved replacing the existing 1970s low-rise tower with a new tower that had a larger footprint and was almost twice as high as the existing building.
The client was concerned about the expected interference with neighbouring property owners' Rights to Light. In particular they were mindful that neighbours might seek to restrain the development.
Watts was engaged to advise on Rights to Light issues created by the redevelopment proposal and to reduce the inherent risks to an acceptable level. Having identified eleven 'sensitive' buildings, comprehensive consultation packages were despatched to the owners, requesting them to consider the Rights to Light issues.
Watts successfully negotiated settlement of all Rights to Light concerns raised by the various owners.
