Watts was commissioned by the client to investigate and report on the Elland
Road stadium and its facilities as part of a re-finance structure of the football club. The
inspection and report focused on the quality and compliance of the stadium and facilities
and commented on likely expenditure to identify particular occupation or development risks.
The stadium facilities included the main public areas, as well as club offices, administration
and support facilities, club shops and the main conference and banqueting suites.
The client commisioned Watts to manage a thorough technical due diligence exercise and appoint
and coordinate specialist sub-consultants. Risk and occupational issues were addressed using building pathology
services. The report was required in summary format for ease-of-reference by the relevant parties.

Investigating a stadium building of this nature, together with all ancillary accommodation and external buildings,
required a planned, progressive and pragmatic approach throughout all stages of the service.
