Watts was appointed as due diligence and audit advisor on the Longfield Road Retail Park scheme. The scheme comprised ground improvement works, clearing and demolition of existing buildings, provision of new entrance roads, and associated highways works under a Section 178 notice. Four new retail warehouse units were constructed, including a garden centre and builders yard, hard and soft landscaping and a car park.

Watts was responsible for reviewing construction and legal documentation and providing an audit. A report was given on monthly progress and issues of concern during the course of the works. This included: valuations for drawdowns; reviewing the issues important to the fund's long-term investment
and ownership of the development; and coordinating changes and snagging issues with the contractor and tenants upon completion.

Ultimately, the client was planning to fund the development through joint ventures with Castlemore Securities and Dixons Retail Group Limited. This required risk management throughout the due diligence audits and the construction process.
