The six-storey property is currently occupied as an office centre and is located in the city of Basel. The surrounding area has a mixture of residential and commercial uses. The basement levels in this property were used as a bank vault, for archives as well as for car parking. Watts was instructed to inspect and make comment on the construction and condition of these properties and to provide the client with an immediate executive summary to confirm if there were any problems, which had to be considered in the purchase procedure.
Watts was instructed by the client to undertake a technical due diligence in preparation of a planned purchase. They required Watts to inspect the property and to provide a written report concerning the form of construction and condition of the internal and external fabric and structure. Our report included approximate costings for repair, maintenance and compliance works.
