Watts was appointed to monitor the redevelopment of the office building at 110 St Vincent Street. The works comprised retaining the internal structure up to the second floor level and the external facades, and building a new structure, extending it upwards to provide an additional floor. The property provides approximately 9,000 sq m of Grade A office space as well as a prestigous listed ground floor entrance hall and basement car parking. Watts provided initial auditing services to a potential purchaser during the construction phase, followed by development monitoring thereafter.

Watts’ brief was to review all available construction related documentation, liaise with the developer and design team, and to inspect the property. Watts went on to issue a detailed report to the client advising on quality, materials, programme, statutory consents, construction documentation and contract issues. The report specifically focused on relevant aspects to a purchaser/building owner of a property let on a long-term FRI lease.


110 St Vincent Street was short-listed for Scottish Commercial Development of the year. The original property dates to circa 1900 and was designed by local renowned architect James Miller.
