East Mill was acquired by the client in 1985 and converted from a mill building into a trade warehouse and sales floors. In 2000 there was a management buyout and the client's new managers took on a lease limited by a schedule of condition with a three-year break. They opted to break and the new landlords who held the investment served a dilapidations claim in excess of £400,000.
Watts was appointed to assess a likely claim prior to moving out and then to assist with the negotiations to achieve a realistic settlement. Full and final settlement of £125,000 was achieved as a result of using a combined building surveyor and agent.
