Watts was appointed to act as contract administrator for repair works to premises at 45 Grafton Street in Dublin. The works comprised: repairs to the structure of the roof; clearing out and sterilisation of the existing roof void; removal of the failed paint finish to the fade, treatment and redecoration; repairs to the original sash windows; and installation of a supporting metal frame to prop a basement area that projects beneath the footpath to the front of the building.
The client instructed Watts following an interim schedule of dilapidations by their landlord's surveyor. This included negotiating with the landlord's surveyor on urgent repair items, preparing a schedule of works and tender documents on behalf of the tenants and organising the execution of the works while the client still occupied the building. Watts took samples of the cement-type layer beneath the spoiled paintwork on the building and on further analysis, discovered that there were more than 40 layers of paint on the sample, dating back to the 18th century.
