Watts was instructed to undertake a technical due diligence survey of this mixed use office and warehouse site. The three separate buildings are occupied by a number of different tenants and comprise a mixture of steel frame and concrete framed buildings. The property is predominantly single storey but also has a 1980s three-storey office building, which together totals 18,000 sq m. The condition of the buildings varied with age and Watts identified budget costs for repair and maintenance in the following eight year perod in accordance with the client's requirements.
Watts’ brief was to undertake a pre-acquisition survey and report
on the condition of the buildings, their state of repair and budget
costings for repair and maintenance in the following eight years.
Watts reported on deleterious materials and environmental issues,
as well as carrying out a fire insurance valuation.
